The findings

  1. 1.In Dubai, two brokerages each appeared in 7 of 10 answers, and in Abu Dhabi two appeared in 8. The answer in both cities is held by a few names. Sharjah is open: none appeared in more than 5.
  2. 2.13 of the 57 brokerages the AI named are large networks, though networks are only 62 of the 5,820 firms we counted. Smaller brokerages do appear, but the most repeated places go to the best-known names.
  3. 3.The brokerages AI named are 2.9 times as likely as independents to describe themselves to machines in schema (57% against 20%), and 2.8 times as likely to show Google reviews on their site.
  4. 4.11% of the websites listed for brokerages no longer exist (362 of 3,205 checked), and only 14% of working sites print a RERA, ORN or licence number a buyer could check.

The money

What one deal is worth.

Dubai Land Department figures for 2025, re-read on 5 October 2026. The average is our own arithmetic on the two published numbers.

AED 140,916

average commission per broker-executed deal in Dubai in 2025: AED 13.59 billion across 96,440 deals

9,785

registered brokerage offices in Dubai at the end of 2025, with 32,294 registered brokers competing for those deals

What this means for an owner

Four ways an independent brokerage gets into the answer.

Own a neighbourhood, not the whole city

Our questions were city-wide, and that answer is held by a few big names. Narrower questions about one community or one kind of deal are the likelier opening for an independent with real area pages and sales data. This report did not test them.

Print your licence and your agents' BRNs

Buyers are told to check a broker is registered. A RERA ORN and each agent's BRN on the site are facts AI can confirm against the regulator.

Show reviews and a real team

Named brokerages are far more likely to show Google reviews and a team page. Faces, languages spoken and areas covered answer how buyers actually choose.

Describe the firm to machines

One RealEstateAgent schema block with the licence, address, phone, hours and areas served, matching the Google profile and your portal pages.

Method

How to check our work.

Brokerages come from Property Finder agency listings, UAE business directories and web searches, de-duplicated by website, phone and name. Developers, firms outside these three emirates and large networks are counted separately. Luxury, off-plan and leasing groups come from how each firm describes itself, so they overlap in practice.

Each listed website was checked once. Domains that no longer resolve count as dead; the rest had their homepage, contact and about pages read for schema, Google reviews, WhatsApp, listings, a team page, portal links and a printed RERA, ORN or licence number.

Meta's Ad Library refused every search during this run, so here advertising means a Google Ads tag or a Meta pixel on the firm's own site. The Dubai Land Department broker register sits behind a captcha, so its office count is quoted, not rebuilt.

Download the summary table (CSV), as of 5 October 2026. Cite it with a link to this page. It carries totals and percentages only, never a business's contact details.

Questions

About this report.

How many real estate brokerages are there in Dubai?
The Dubai Land Department counted 9,785 registered brokerage offices at the end of 2025. We found 4,354 with usable contact details. Business Bay holds the largest group.
Why does AI keep naming the same big agencies?
They appear across portals, press and comparison articles that the AI reads, so they are the safe names for a city-wide question. We expect narrower questions about one area or one type of deal to leave more room; this report did not test them.
Does a brokerage need a permit to be named by AI?
No. An AI answer is not an advert. Property adverts on your own channels still need a Trakheesi permit in Dubai; brand and expertise pages do not.
Can you check my brokerage?
Yes. Send your WhatsApp number and your website and within 24 hours we show you which brokerages AI names for your areas and deal types, and the plan to get yours named.
