What we do
Holiday home marketing in Dubai, aimed at the owner's first question.
An owner with an empty two bedroom does not start with a shortlist. They start by asking. Should I put this on Airbnb, what does a manager charge, who handles the DET permit, will I still be allowed to use it in December. The assistant answers all four in one screen and names two to five companies while it does. That paragraph is the only thing we work on.
This is not a bookings problem. Your listings already fight for the guest. The owner is a separate buyer who reads a paragraph, picks two names out of it and sends two emails. Very few operator sites are written for that reader, which is why the slot is still open.
Everything we publish stays inside what your regulator allows. DET in Dubai, DCT Abu Dhabi and the Sharjah Commerce and Tourism Development Authority all bind what you may say and what has to appear on a listing. The pages, the structured data and the corrected listings belong to you whether you stay with us or not.
Why this industry
The fee arrives every month, and nobody owns the answer yet.
When we searched the owner's question on 1 October 2026, the results were operators' own pages and blogs, plus a few small directory lists. No newspaper and no large review site owned the answer. That is unusual, and it will not last, because the field is crowded enough that somebody will work this out.

Owners ask an assistant before they ask a friend
64% of working age people in the UAE used generative AI at the end of 2025, the highest share of any country (Microsoft AI Economy Institute, January 2026).

02
Nearly three thousand companies, one paragraph
2,928 companies operating in the holiday homes sector are registered as members of Dubai Chamber of Commerce (Dubai Media Office, January 2026). An AI answer names two to five. Everyone else is a search result the owner never opens.

You are not paid once, you are paid monthly
Management fees in Dubai typically run 15 to 20% of booking revenue, with a Dubai Marina or JBR one bedroom at AED 400 to 800 a night (Houst, April 2026). On the low end of both ranges, one unit under management returns AED 1,800 in a booked month, and it returns it again the month after.

How AI decides
What AI reads before it names a holiday home company.
Dubai took 19.59 million international overnight visitors in 2025, up 5%, with average hotel occupancy of 80.7% (Dubai Media Office, February 2026). The demand is not the problem. The problem is that a model has to be able to tell one operator from another, and these six surfaces are where it tries.
01
Google Business Profile and Maps
The category has to say property management rather than real estate agency, the service list has to name the work an owner buys and the address has to be your office, not a unit you run. Owners and models both check this first.
02
Your Airbnb and Booking.com property pages
These are the records a model resolves your name against, and in Dubai they carry your Unit Holiday Home Permit Number, because Airbnb asks for it before a listing goes live (Airbnb Help Center, Responsible hosting in Dubai). Your company name has to read the same on every one of them.
03
Property Finder and Bayut holiday home guides
These two publish the licensing explainers a model grounds on when an owner asks how permits work, so being quotable next to them, and being consistent with them, decides whether you sound like a source or like an advert.
04
Your own owner pages
Not the guest pages. A page on what the fee covers, a page on who files the permit, a page on what happens to an owner's own stays at Eid and in December. Plain text, with the numbers written out. This is the gap we see most often on UAE operator sites.
05
Bing Places
ChatGPT search reads Bing, even though Bing is only 3.96% of UAE search (Statcounter, September 2026). That small share is why it is easy to skip. The listing is free and quick to claim.
06
Trustpilot and the UAE property desks
Guest reviews sit on the platforms. Owner reviews have no obvious home, which is why a Trustpilot profile is worth claiming here. Then the credibility layer: Gulf News, Khaleej Times and The National carry the holiday home rule changes, and models reach for the titles they already trust.
The part holiday home marketing usually misses
Almost all of it is pointed at guests. Photography, listing copy, a channel manager, a discount for a gap night. None of that reaches the owner deciding who gets the keys, because the owner is not browsing listings. They are asking a question and reading one paragraph.

The rules we write to
What our content respects.
Three regulators bind this trade: Dubai's Department of Economy and Tourism, Abu Dhabi's Department of Culture and Tourism, and the Sharjah Commerce and Tourism Development Authority, which runs Sharjah's holiday homes framework (Gulf News, August 2022). This is what our content respects, not legal advice.
01
In Dubai, trade name and permit number go on every advert
Article 14 of Administrative Resolution No. (1) of 2020, the bylaw under Decree No. (41) of 2013, tells a licensed operator to include its approved trade name and Permit number in all print and digital advertisements, and not to advertise a holiday home in a misleading way (Dubai Legislation Portal, issued 7 January 2020). Airbnb asks Dubai hosts for the Unit Holiday Home Permit Number on the listing too. We treat both as content fields, because they are also what tells a model your unit is licensed.

In Abu Dhabi there is no listing at all without the licence
Holiday homes cannot be listed on any website or digital platform without a valid DCT Abu Dhabi licence, and the licence number must be displayed on the property's listing page (The National, 17 September 2026). The same report puts Abu Dhabi at 4,771 eligible units at the end of 2025 after 77% growth, so this is a rule arriving in a market that is still filling up.

Dubai fines are written into law, wrong guest information included
Executive Council Resolution No. (49) of 2014 sets the Dubai holiday home fines: AED 5,000 for operating without a licence, AED 20,000 for operating while suspended, and AED 1,000 for failing to give guests accurate and complete information about the holiday home and its classification. A repeat within a year doubles the fine, up to AED 100,000 (Dubai Legislation Portal, issued 7 December 2014). That last fine is a content rule: what your pages say about a unit has to match the unit.

There is a second reason to get this right that has nothing to do with fines. A permit number, a licence number and a consistent company name are exactly the facts an assistant needs before it will put you in a sentence. Compliance and being quotable turn out to be the same job.
This is what we follow when we write. It is not legal advice. Check your own position with your regulator.
How it works
Where you stand. Agreed prompts. 90 days to the answer.
- STEP 1
Where you stand, and the plan
Day 0
Five real owner questions for your city go into ChatGPT, Perplexity and Google AI Mode, and the dated screenshots come to you: which holiday home management companies get named today, and whether that answer can still be won. Where it cannot, we say so and nothing is charged.
- STEP 2
Kickoff: we agree the prompts
Week 1
We fix the 5 questions your customers really ask, in writing, both of us signing off. That list is what the guarantee rests on.
- STEP 3
The 90-day build
Weeks 1 to 12
Website fixes that make you readable to AI, and new pages added as the plan needs them. Structured data. A fresh Google Business Profile and Bing Places. Listings tidied in English and Arabic. Profiles on the sources AI quotes in your field. 2 to 4 new answer pages a month. A review engine.
- STEP 4
Proof
Every 30 days
The same 5 questions go in again every 30 days, with fresh screenshots and a one-page scorecard. On day 90 your holiday home management company is named, or every dirham comes back.
Everything for AED 2,000 a month. Everything below is included.
AED 2,000/ month

- Named-by-AI guarantee, or every dirham back
- Site and content are yours to keep

Compare: Dubai agencies publish SEO retainers of AED 3,000 to 8,000 a month for a growing SME (Skimbox, agency published, Jun 2026), and a brokerage running both portals plans AED 6,000 to 25,000 a month for Property Finder and Bayut (Groovyweb, agency published, Aug 2026). Neither comes with a guarantee.
- 10-prompt AI visibility baseline with screenshots
- Website fixes for AI readability, and new pages added as part of the plan
- LocalBusiness, Service and FAQ structured data
- Google Business Profile and Bing Places overhaul
- Bilingual NAP consistency: your name, address and phone matching in English and Arabic across listings

The guarantee
Named by AI in 90 days across the UAE, or every dirham back.
Your 5 buyer questions go into the contract on day one, written around your services and your emirate. Day 90 is the test: 3 or more of those 5 have to name your business, on 2 or more of the 3 tools we score, which are ChatGPT from a clean logged-out window, Perplexity and Google AI Mode. Dated screenshots reach you every 30 days. Fall short and 100% of the 3 months is refunded, and the website, the pages and the listings stay yours.
Client proof for UAE businesses
The method we run in Dubai, already proven on four sites in four countries.
Before we sold AI visibility to a single clinic, broker or consultancy in the UAE, our founder ran the same method on four properties he owns abroad. These are the AI visibility case studies from those four, every figure read from Google Search Console and Bing Webmaster Tools on 13 October 2026.
Swipe for the other 3.
The same work now runs for businesses in Dubai, Abu Dhabi and Sharjah. No UAE figure is printed here yet: the first one goes on the Research page the day a client passes day 90. Ask on a call and we will walk you through the screenshot behind every one of these numbers.
