Short answer

An assistant names operators it can identify, verify and match to the question. So your site has to say, in text a mouse can select, which emirate you operate in, which buildings and districts you cover, what your percentage is and what it includes, who files the permit, and what an owner does about their own stays. Your company name has to read identically on Google, on every Airbnb and Booking.com page you run, and on your licence.

Nothing in that list is advertising. It is a set of facts published the same way in every place a model can look, which is the minimum an assistant needs before it will put a company name into a sentence about somebody's property.

64% of working age people in the UAE used AI at the end of 2025, the highest share of any country (Microsoft AI Economy Institute, January 2026). The owner who used to ask the building's WhatsApp group who runs the short stay units is now reading one paragraph that names three companies.

The owner question and the guest question are not the same question

Almost every operator in the UAE markets to guests. Better photos, a shorter minimum stay, a rate that moves with the calendar. That work has an owner, and the owner has to be won separately, because they never see your listing.

What an owner types is closer to a paragraph than a keyword. I own a one bed in JBR, I live in London, I want it on Airbnb, who handles the licence and what will it cost me. ChatGPT, Perplexity and Google AI Mode answer that in one screen, with two to five companies by name, a rough fee range and a sentence about permits.

To write those sentences a model needs facts that do not contradict each other. Which districts you actually run units in. What the fee covers. Whether you file the permit or the owner does. Whether you take a villa or only apartments. If it cannot find those for you, it will find them for somebody else and name them instead.

Readable, verified, trusted

Three conditions sit under every AI answer about a local business. Being strong on two of them and weak on one still leaves you out.

  • Readable

One page per thing an owner buys: full management, listing and channel management only, permit and licensing support, housekeeping and linen, maintenance call outs, owner reporting. Real text. A fee written into a designed graphic is invisible to a model.

  • Verified

The same company name, office address, phone and permit numbers on Google Business Profile, on your platform pages and on your own site. Dubai hosts are told to add the Unit Holiday Home Permit Number to the listing (Airbnb Help Center, Responsible hosting in Dubai), and that number is also the cheapest proof of existence you own.

  • Trusted

Guest reviews live on the platforms and say nothing about you as a manager. Owner reviews have few places to sit, so a Trustpilot profile and a handful of owner reviews on Google stand out quickly in this trade.

Work them in that order. A trusted company a model cannot read is still not in the answer.

The pages that answer an owner's real objections

Owner hesitation in the UAE is specific and repeats. Publish the answers and you have written the exact text an assistant needs.

  • What the percentage covers

Management fees in Dubai typically run 15 to 20% of booking revenue (Houst, April 2026, operator published). Say where in that band you sit, and say what sits outside it: linen, consumables, the Tourism Dirham, deep cleans, maintenance above a threshold.

  • Who files the permit

Initial registration runs at approximately AED 1,520 per property, with an annual permit of approximately AED 370 for a one bedroom and AED 970 for a three bedroom (Property Finder, April 2026). State whether you file, whether the owner files, and what documents you need from them.

  • The eight property ceiling

An individual operator registers for AED 1,500 plus small knowledge and innovation fees and may hold permits for up to eight properties, and beyond that needs a trade licence and professional operator registration (Bayut, September 2026). Owners with a small portfolio hit this and do not know it. A page on it earns you the whole class of query.

  • Owner stays and blocked dates

The question every owner asks second. How much notice, how many nights, what happens at Eid and over New Year. Write your real policy.

  • Exit

Notice period, who owns the listing and the reviews, what happens to forward bookings. Nobody publishes this, which is exactly why publishing it gets quoted.

Districts, not cities

An owner does not ask about Dubai. They ask about Marina, JBR, Downtown, Business Bay, JVC, Palm Jumeirah, Yas Island, Al Reem, Aljada. Nightly rates differ by area on published figures: AED 400 to 800 for a one bedroom in Dubai Marina or JBR against AED 600 to 1,500 and above in Downtown and Palm Jumeirah (Houst, April 2026).

So write a page for each area you genuinely run units in, with the building names, the access arrangements and what the typical unit there earns in your own experience. If you have nothing specific to say about an area, leave it out. A thin page with the district name swapped in is the single easiest thing for a model to notice and discount.

Three honest district pages beat fifteen templated ones, and they beat them by a distance.

The 30 day loop

Pick 5 owner questions, not guest questions. Put them through ChatGPT, Perplexity and Google AI Mode in a clean logged out window once a month, and write down which companies get named and whether you are one of them.

That count is the only scoreboard that matters here. Positions move for reasons you cannot see. A name in a paragraph either is there or is not, and you can screenshot it.

Work one surface a month rather than all of them at once, so you can tell what moved the number.

The short version

What to do this week.

Twelve things, in order. None of them needs a developer, an agency or a budget, and every one of them is checkable by you.

  1. 01 Write one page per service an owner buys, in selectable text.
  2. 02 Publish the fee band you actually charge and list what sits outside it.
  3. 03 Publish a permit page saying who files with the regulator and what the owner supplies.
  4. 04 Publish your owner stay policy, including Eid and the New Year period.
  5. 05 Publish your notice period and what happens to forward bookings if an owner leaves.
  6. 06 Make your company name identical on Google, your site and every platform page you run.
  7. 07 Add your permit or licence number wherever your regulator requires it, and check every listing.
  8. 08 Set the Google Business Profile category to property management, not real estate agency.
  9. 09 Claim the free Bing Places listing for your office, since ChatGPT search draws on Bing.
  10. 10 Claim a Trustpilot profile and ask three current owners for a review that names the district.
  11. 11 Write district pages only for areas where you have something specific to say.
  12. 12 Run your 5 owner questions through the three assistants and keep the dated screenshots.

Questions

What owners ask about this.

Does it help to be on the operator ranking blogs?
A little, not much. Many of the lists that rank for this question are written by operators who put themselves first, and the rest are small directories, so there is no strong outside consensus for a model to lean on. That is why your own pages and your matched listings carry so much of the weight here.
We manage units in three emirates. One site or three?
One site, with a section per emirate, because the rules differ and the differences are the content. Dubai runs through the Department of Economy and Tourism, Abu Dhabi through the Department of Culture and Tourism and Sharjah through the Sharjah Commerce and Tourism Development Authority. Say which licence you hold where.
How long before an assistant starts naming us?
In our contracts the test is day 90, with the questions agreed on day one. The listings and the profile fixes land quickly. New pages and new owner reviews are the slower half.
Should we publish our fee if competitors do not?
Publishing a band is what gets you into a cost answer, and cost is the second thing every owner asks. A band with the exclusions written next to it is safer than a single number and far more quotable than saying nothing.
