What happens when someone asks AI for a broker in Dubai
The question arrives whole. I am moving from Singapore, I want a two bedroom in Dubai Marina under a certain budget, which agency should I use. The assistant replies with a paragraph and two to five agencies by name.
Portals win the property search. They do not win this question. Our live checks of best real estate agency queries found the portals absent from the answer, with the slots taken by self published agency blogs. That gap between portal dominance on listings and portal absence on the agency question is the opening.
The prize is large. The Dubai Land Department reported brokerage commissions of AED 13.59 billion in 2025 across 96,440 broker executed transactions (Dubai Land Department, March 2026). Dividing one by the other gives about AED 140,916 per deal, which is our own arithmetic on two Land Department figures and not a published average.
Readable, verified and trusted
Three things decide whether a model will name you, and one weak leg is enough to lose the mention.

Pages for the areas you genuinely transact in and the services you genuinely run: secondary sales, off plan, leasing, property management, valuation support. Real text, readable on a phone.
Verified
The agency name, office address, phone and Office Registration Number identical on your site, Google Business Profile, Bing Places and your Property Finder and Bayut agency profiles.
Trusted
Reviews that describe the transaction, brokers with real bios and registration numbers, and a site that was updated this year.
Fix them in that order. A perfect portal profile pointing at an unreadable website still leaves you out of the answer.
Step one: Google Business Profile
Statcounter put Google at 95.8% of UAE search in August 2026, and Google AI Mode has been live here in English and Arabic since October 2025 (Google, October 2025). For a brokerage the profile is the one surface you fully control that a model reads for free.
Category and services
Real estate agency as primary, then services listed one by one: buying, selling, leasing, off plan, property management, conveyancing support.
The district, spelled the way people say it
Dubai Marina, Business Bay, JLT, Arabian Ranches, Saadiyat Island, Al Majaz. Buyers ask by area and answers narrow by area.
Hours and languages
Say which languages your team works in. In this market that is a genuine differentiator and a fact a model can repeat.
The questions section
Seed it: what commission you charge, who pays it, what documents a non resident buyer needs, how long a transfer takes.
The citation spine for brokerages in the UAE
This industry already pays for visibility. Planning bands put Property Finder subscriptions at AED 3,000 to 15,000 or more per office per month and Bayut at AED 2,500 to 12,000 or more, so agencies running both are looking at AED 6,000 to 25,000 or more a month (Groovyweb, August 2026, planning bands rather than published rate cards). The profiles you already pay for are also the profiles a model reads.
Google Business Profile and Maps
The universal signal, and the one most brokerages neglect in favour of portal spend.
Property Finder agency profile
Carries your Office Registration Number, your team and your transaction history. Make the agency description read like the facts on your website.
Bayut agency profile
The same job on the second portal. Two different agency descriptions are two different stories about one company.
Dubai Land Department and Dubai REST
The authority for broker and Office Registration Number validation. Publishing your ORN on your own site lets a model line the two up.
Trustpilot
A structured, quotable credential outside the portals.
Gulf News and Khaleej Times property desks
They already carry the Land Department statistics a model reaches for. A quoted broker on one of those stories is an entity signal that lasts.
Bilingual details and schema
Your agency name, office address and phone should match in English and Arabic across every listing that carries both, with the +971 code on every number. Brokerages are unusually prone to this problem because the portal profile, the trade licence and the website are often filled in by three different people in three different years.
Add RealEstateAgent structured data with the legal name, the address including the emirate, the phone, opening hours and the areas served, and FAQPage markup on your question blocks. Put the Office Registration Number in visible text on the site as well, because a number a model can see is a number it can check.
The pages an assistant lifts from
One caution first. A page marketing a specific listed property is a property advertisement and needs a Trakheesi permit number. Brand, area and process pages are not property advertisements. Everything below is the second kind.
An area page for each community you transact in
Written about that community: what sells, what rents, what the service charges look like, how long deals take. If you cannot say anything specific, do not make the page.
A fees and process page
What commission you charge, who pays it, what the Land Department transfer steps are and what a buyer should budget for. Cost questions are the ones models answer most.
A broker page per agent
Name, registration number, languages, the communities they work and how long they have been here.
A guide for non resident buyers
Documents, timelines, payment steps. This audience is researching from abroad, entirely on what it can read.
An FAQ block on each of those pages
Three or four sentences per answer, in the words buyers use.
Never promise a return. No page of ours states a yield, a capital gain or a payback period, because no honest source can support it and no model should repeat it.
Reviews that describe the deal
They sold our apartment in Jumeirah Lakes Towers in six weeks and handled the transfer is a sentence a model can use. Five stars, great agent, is not. Ask at handover, in writing, with a direct link, and ask people to say what kind of deal it was.
Reply to every review as a company rather than an individual, and never discuss a client's finances or a specific property in the reply.
Semrush found the pages ChatGPT cites rank 21st or worse in ordinary search almost 90% of the time (Semrush, July 2025), which is why a brokerage can rank and still never be named.
