Real estate SEO for AI search: the profiles and pages AI reads in the UAE

The SEO version: structure, portal profiles, schema, Arabic and what to measure.

Short answer

Agency owners searching for a real estate marketing agency in Dubai and buyers searching for an agent end in the same place: a short AI answer that names a few brokerages. Real estate SEO now has to serve that answer.

The work is area pages you can genuinely stand behind, a fees and process page, broker pages with registration numbers, portal profiles that match the site, RealEstateAgent and FAQPage schema, consistent English and Arabic details, and mentions counted monthly.

64% of working age people in the UAE used AI at the end of 2025, the highest share of any country (Microsoft AI Economy Institute, January 2026).

What real estate SEO means when the answer is a paragraph

For years the game was position on a results page, and then position inside a portal. An assistant does not show a list. It writes four sentences and names a few agencies, and the reader usually never opens a results page.

So the target changes. You are not arguing for position three. You are making it possible for a model to state, without hedging, that your agency transacts in Dubai Marina, that your brokers are registered, that your commission is a stated percentage paid by a stated party, and that clients describe completed deals.

The good news is that nothing here damages your portal performance or your Google position.

Structure: the pages worth building

The Dubai Land Department counted 9,785 registered brokerage offices at the end of 2025 (Dubai Land Department, March 2026). Almost all of them publish the same three pages. The way out is specificity.

  • One area page per community you transact in

    Not fifty template pages. Five real ones, with service charge ranges, typical timelines and what buyers ask about that community.

  • A fees and process page

    Commission, who pays, transfer steps, what a buyer should budget for. Secondary commission in this market is commonly 2% of the sale price plus VAT and paid by the buyer, which is market practice rather than law, so say that on the page.

  • A seller page and a landlord page

    Different questions, different anxieties. One page cannot answer both.

  • A non resident buyer guide

    Documents, remote signing, payment routes, timelines. This reader is deciding from abroad on text alone.

  • Broker pages

    One per agent, with the registration number, the communities and the languages.

  • A market data page you keep current

    Official figures, quoted properly, with the date. The Dubai Land Department reported brokerage commissions of AED 13.59 billion in 2025 across 96,440 broker executed transactions, a 54% rise in those transactions (Dubai Land Department, March 2026). A page that carries the real numbers, updated on a schedule, is the kind of thing an assistant returns to.

Open every page with a three sentence answer. Keep property advertising on the pages that carry a permit number, and keep these pages about expertise.

The profiles AI checks

Models cross check. Two different agency descriptions across two portals is the fastest way to make an assistant hedge.

  • Property Finder agency profile

    Office Registration Number, team list, areas, description. Make it agree with the website word for word on the facts.

  • Bayut agency profile

    Same discipline. If the two portals disagree about how many agents you have, so will the answer.

  • Google Business Profile

    Category, services, district, hours, languages, questions section. Statcounter put Google at 95.8% of UAE search in August 2026.

  • Bing Places

    Statcounter puts Bing at 2.37% of UAE search (August 2026), and ChatGPT search reads Bing, so the listing is worth twenty minutes.

  • Dubai REST and the Land Department record

    Check your own entry is current. A model that can match your published ORN to the official record has one fewer reason to hedge.

Schema for a brokerage

Structured data states the facts for a machine so it does not have to infer them from a page layout.

  • RealEstateAgent

    Legal name, address with the emirate and addressCountry AE, the +971 phone, opening hours, areaServed, and links to your portal profiles.

  • Service

    One per service line, sales, leasing, off plan, management, each tied back to the organisation.

  • Person

    One per broker page, with the registration number as an identifier and the agency as the affiliation.

  • FAQPage

    On the question blocks. Only mark up questions the page really answers.

The Arabic question

AI Overviews reached MENA and Arabic in May 2025 (Google, May 2025), and AI Mode expanded to over 200 countries and more than 35 additional languages including Arabic in October 2025 (Google, October 2025). Buyers and landlords here ask in both languages.

We do not sell Arabic page writing. We do fix Arabic listing consistency: one spelling of the agency name, one office address, one phone with the +971 code, matched across every listing and portal profile that carries Arabic. In a market where the trade licence, the portal profile and the website were filled in years apart, this is usually the messiest thing we find.

What to measure

Portal leads and Google positions do not tell you whether you are in the answer. Count mentions.

Adobe Analytics found traffic from AI sources converted 54% better than traffic from other sources (Adobe Analytics via Digital Commerce 360, June 2026).

Eleven things, in order. None of them needs a developer, an agency or a budget, and every one of them is checkable by you.

Is this different from what our portal subscription does?
Yes. The portals win the property search, where a buyer is already browsing units. This wins the agency question, where a buyer is deciding who to trust. Our checks of best agency queries found the portals absent from those answers entirely.
Will area pages get us into trouble with Trakheesi?
A permit applies to property advertisements. An area page that does not market a specific listed unit is not the same thing as a listing. Keep the two clearly separate, keep permit numbers on anything that advertises a property, and check the current rules with your regulator.
How many area pages should we build?
As many as you can write honestly, and no more. Five pages with real service charge ranges and real timelines beat fifty templated ones, because a thin page gives a model nothing worth quoting and gives a buyer nothing worth reading.
What does this cost if we hire it out?
